Job Description

As required by our governmental client, this position requires being a US Citizen, lawful resident alien, citizen of American or other territory owning permanent allegiance to the United States.

The Project Manager leads the project team and works in partnership with our project staff to build a safe, quality, profitable project. The Project Manager role is key to fostering client relationships and developing Cherokee project staff members. This position is responsible for work plans and schedules, client negotiations, risk management, change orders, contract management and execution strategy. In addition, the Project Manager is responsible for the business side of the project, managing the full profit and loss.

Compensation & Benefits:

Estimated Starting Salary Range for Construction Project Manager: $110,000-$130,000.

Pay commensurate with experience.

Full time benefits include Medical, Dental, Vision, 401K and other possible benefits as provided. Benefits are subject to change with or without notice.

Construction Project Manager Responsibilities Include:

  • Provides overall support, direction, and management of the construction of a project.
  • Participates in the estimating stage of a project to ensure that the required costs are covered.
  • Visits the construction site during the bid stage to determine constraints or special requirements.
  • Works with and directs Project Engineer to support project related activities.
  • Participate in Developing the Scope of Services for a Construction bid package, based on available Engineering documents, material take-offs, etc.
  • Participate in the writing of the technical sections of the proposal.
  • Participates in the review of documents for constructability.
  • Maintains constructability reviews throughout the Basic and Detail Engineering Phases.
  • Participates in the project handover process from the pre-construction to the construction stage.
  • Executes subcontractor buy-out packages in accordance with the project budget.
  • As the Cherokee Lead, participates in the Kick-off meeting to review and agree on the respective Scope of Work, special requirements, schedule, and budget.
  • Utilizes existing Construction management methodologies, systems, and tools.
  • Lead, develop and manage master construction schedules. Know critical path.
  • Plan and execute initial and follow up partnering sessions with project clients.
  • Leads the Construction Project Team and facilitates the communication and interaction among the functional representatives, internal, and external.
  • Responsible for effectively communicating all documentation requirements across entire project stakeholders.
  • Works with the Construction Site Superintendent to implement the infrastructure required for the project.
  • Implements progress monitoring procedures for each subcontractor, as well as for the project.
  • Reviews and approves Field Change Notices.
  • Prepares periodic management and/or customer reports and presentations will be required.
  • Prepares and conducts Construction Management Team meetings as deemed necessary.
  • Performs other job-related duties as assigned.

Construction Project Manager Experience, Education, Skills, Abilities requested:

  • Requires bachelor's degree and 7 years of related construction experience with an emphasis in federal construction, along with a broad construction and managerial background, or an equivalent combination of education and experience.
  • Leadership skills.
  • OSHA Safety training a plus (10 or 30 hour).
  • Experience in managing multiple projects concurrently.
  • Ability to read, analyze, and interpret contract documents, blueprints, specifications, engineering reports, safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of clients, subcontractors, or employees of organization.
  • Ability to solve practical problems and deal with a variety of variables.
  • Possess knowledge of all facets of ground up building construction.
  • Must possess a valid driver's license and insurance.
  • Ability to always present professional image.
  • Computer skills (Microsoft Office - Outlook, Word, Excel, MS Project) a MUST.
  • Working knowledge of Primavera P6 scheduling software or knowledge of other scheduling tools.
  • For security clearance requirements - must be a U.S. Citizen as required.
  • PMP or DBIA certification preferred.
  • Working knowledge of contract, federal, and municipal laws related to the federal government (FAR/ITAR, etc.).
  • Must pass pre-employment qualifications of Cherokee Federal.
