About the College/Unit/Department
Part of the Division of Student Affairs, University Housing consists of nearly 2.8 million square feet of facilities and is home to more than 9,000 students. The department employs 220 full-time staff members, 21 graduate assistants and 565 undergraduate student workers. As a self-supporting auxiliary, University Housing operates a $59 million budget derived only from student housing fees and other non-state sources.

Minimum Qualifications
Requires at least a baccalaureate degree in the field. Please contact your Human Resources office for an evaluation of education/experience in lieu of the required minimum qualifications.
Preferred Qualifications
  • Five years of experience in a specific technical trade. This includes, but is not limited to, plumbing, HVAC, Electrical and relevant construction trades.
  • Experience with managing difficult conversations with subordinates, supervisor, other administrators, vendors, and clients/customers.
  • Five years of experience working in housing facilities or similar, e.g. hospital or hospitality.
  • Three years of experience working with large facilities management operations.
  • Previous experience in facility short and long-term planning, as well as budget management.
Position Summary
The Technical Trades Manager is a key leadership position within the Facilities Unit of University Housing responsible for the oversight of the functions of technical trade personnel and shops. University Housing provides on-campus housing options for 9,000+ students encompassing 22 residence halls, 32 apartment structures, four Greek Park and four other support structures. This is a professional position engaged in supervision, operational and administrative work. Direct reports include three HVAC technicians, one electrician, one mason and two painters. Responsibilities include oversight and work load management for the technical trade personnel and fiduciary oversite for shop supplies, personnel tools and system components. This position provides proactive maintenance support of zone personnel and oversees in-dept triage and repairs of system failures.
Knowledge, Skills, Abilities and/or Competencies
  • Knowledge of building operations and support.
  • Knowledge of the standard methods, equipment, materials, tools, and practices of the typical trades of assigned staff.
  • Knowledge of mechanical, electrical, plumbing and applicable structural maintenance crafts and skills used in facilities maintenance.
  • Knowledge of occupational hazards and safety precautions of trades.
  • Knowledge of building codes associated with facilities.
  • Skills in the use of Microsoft Office Word, Excel, Access. Willing and capable of learning new programs and software as required.
  • Skills associated with the effective supervision of technically trained personnel.
  • Ability to interpret construction and as-built documents.
  • Ability to provide and follow oral and written instructions. Proven ability to work, communicate and present in a professional and effective manner with a variety of constituents - verbally, in person and via email.
  • Ability to make, project and present to administration material and labor estimates for projects and major repairs.
  • Ability to establish and maintain effective working relationships with other university personnel at multiple levels.
  • Proven ability to balance multiple tasks, set priorities and resolve issues quickly.
  • Exercise independent judgement and initiative in completing work assignments, demonstrated ability to follow through on tasks, and ability to identify and implement changes to increase efficiencies.
  • Skilled at preparing clear and concise reports.

Supervision of technical trades operations
  • Supervise assigned personnel. This includes the selection and onboarding of staff, providing ongoing feedback and coaching, and conducting annual performance assessments.
  • Oversee the day-to-day management of the technical trade operations. This includes ensuring staff have supplies and parts, are properly trained on safety, follow established industry standards for their craft, remain customer and solutions centric, and support the goals and mission of the department, division and university.
  • Manage the task loading of assigned staff. Ensure work is appropriate for the trade assigned. Assist staff in finding complimentary support when deemed appropriate.
  • Participate in emergency and crisis management plans for University Housing. Report to emergency events and support staff according to emergency needs.
  • Support summer activities including building transitions and summer conference turnovers, as well as involvement in repairs and renovations.
  • Instill a just culture centered around good communication, process efficiency and accuracy, skill competency and staff ownership. Ensure reporting staff feel engaged in their work and a sense of belonging permeates the working environment.
  • Actively engage in the development, engagement & retention of each staff member.

Administrative duties
  • Ensure vendors in both technical labor and parts/supplies are identified. Assist to identify necessary support contracts for preventative and reactive maintenance activities.
  • Assist engineering and staff in developing necessary specifications for projects involving systems repairs or replacements.
  • Monitor trends and best practices in the trades and recommend improvements and efficiencies based on new industry standards.
  • Ensure work is properly documented in the work order system.
  • Work collaboratively with frontline staff to address preventative maintenance and repairs of systems and system components.
  • Assist engineering staff to maintain proper assessments and documentation of system and component assets.
  • Work collaboratively with other departmental staff and lead efforts regarding transitions, programming needs, and the remediation of facilities-related issues, as they arise.
